Over the past decade, the average size of new homes sold has dropped from 2,700 to 2,400 square feet, while the price per square foot has jumped by about 72%. In 2025, one in four new homes sold is under 1,800 square feet\u2014a notable change from one in six just ten years ago. At the same time, larger homes (3,000 sq-ft or more) are less common, falling from about a third to a fifth of new builds.<\/p>\n<p>Builders are responding to rising land, labor, and material costs by designing smaller homes, keeping prices as accessible as possible while mortgage rates hover around 6\u20137%. For many of my clients\u2014especially those watching their budgets or buying for the first time\u2014these smaller homes can mean more manageable down payments and monthly costs. Still, that higher price per square foot reminds us that affordability remains a challenge.
